    On my 3 BTLs I’ve managed to lock in 5 year fixed rates before Truss, so I’m good for now. Rents have gone from £500pm for a 2 bed to £850pm, but the tax is ball ache. Really the profit comes upon sale and capital appreciation not the rental income. Paying tax on the Turnover not the profit is the only business in the UK that suffers in, but then it also brings in about £9Billion in tax for HMRC. Less landlords will mean less tax for HMRC, so screwing over the landlords will screw over HMRC/Govt in the same strike.
    I definitely see a housing crisis coming and renters will find it even harder now to save for that deposit. It’s a real shame.
    BTL is my pension fund as is PMs.

    It's a loan to pay another loan. It will give a few people a breathing space. You can still get overwhelmed with a rising cost of living and rising mortgages payments. There will be some people who survive and are locked into low rates but when things are turning sour for enough people you get a property slump.
    HM Government is bankrupt so there certainly isn't the money to bail out the mortgage market. The increased taxes on landlords is very short sighted. If i had property i was renting out right now i would be out, indeed i would have got out a little while ago. The economic outlook for Europe and the UK is not good. It really is not good at all. Like economic collapse - long term collapse. Own your own home. Get rid of any mortgages and debts as much as you can. Maybe think about selling up and renting. i know of someone who deliberately doesn't own a house and is invested in precious metal b/c he firmly believes property values will go down whilst the purchasing value of precious metals will rise significantly. This isn't me, i own outright and have no debt. i am alright as i am but if i can recover all that precious metals from the bottom of the sea after my tragic boating accident, i will be able to buy a street of houses one day.

    As the title says Im looking at collecting lego & as it happens we have been given a ton of new lego. 
    I have not event looked at it yet.

    Just wondering what to look out for and an ongoing thread to see what people have bought. 
    I dont really want to fill my house with c**p, but im now set on the collectible longer term mind set to go with the metals. 
    It wont make me rich, but it holds its value. I sold a back to the future book, poster and stuff in 2020 for about double what I paid for it in 1990's
    I was a bit miffed, but actually given inflation an all the BS it was a good investment to store value & generally is quite risk free given you buy the right stuff. 
    I have also been given a number of quite valuable vinyl, so long those lines really as the tangible will do well in some areas I think. 

    Im starting a few threads like this with regards to things I am considering collecting.  
    Its coming in a good time for this as people will be struggling going forward - 20-30 year investment really.

    Just injecting some Friday positivity back in this thread to balance out the atmosphere, I'm keeping my order, nothing has changed except for the delivery date, these still are:
    A great design by JC. The very first coin of a new monarch. Part of the, arguably, most popular coin series in the world with the most collectors (i.e. massive demand now and in the future). Different to all other modern series. And, although mintage figures are high, they are still much lower than 1989, 2002 and 2005. If anything, the demand may be higher due to the cancellations.
    I stand by my comment about 100 pages ago, though I enjoy the 360s in this thread. Nothing is 100%, but we are likely seeing the complete collapse of coin market if these fail to appreciate in the short, medium and long term.
    Strong hands guys! Remember to look at the facts and analyse for yourself rather than be swayed by other people's opinions and mood.

    I would like to thank our TSF friend from Taiwan for inadvertently relieving the tension on this topic!
    If I was part of the financial elite on TSF who could afford a 5 coin, 4 coin, or even a 3 coin set I could be tempted by this offer. Unfortunately I already have 2 replacement knees, as a result of too much road running in the past, including the London Marathon!
    At present I am very relaxed about the Memorial issue, as I only ordered a single Sovereign, and am prepared to wait patiently for its arrival in January. No stress whatsoever - Lovely! 🙂

    I'm a relative newcomer to this proof sovereign business. I've been around a while, I have a little gold, but am (was?) mainly a silver guy. 
    I bought the 2022 proof full sov as it was a piece of history and very attractive to my eye. It was also the first such sovereign that I was in a position to buy on release. It is now probably my favourite single coin that I own.
    I have ordered the memorial full sov as it too is a piece of history. I wasn't planning to lay out that sort of cash again so soon, but there you go! It will probably be the last such coin I buy for a while. Its an expensive habit to keep up.
    Whilst I appreciate the frustration of some that we have paid up front and don't actually know for sure when we will receive the coins, I'm genuinely not bothered. As a long term purchase the inability to flip doesn't matter to me, nor does instant increase in value (or lack of). My kids will sell it, not me.
    My coin is paid for, I will receive it soon enough and in all likelihood it will be in decent condition. I'm an adult, I can wait a few weeks, it's not a big deal. I'm just happy that I'm in a fortunate enough position to be able to own one.

    I was wondering what people were on about, I received my 2022s a year ago.
    A new thread should've been started perhaps, this one began June 2021.
    Now then, Memorial Coins. I ordered a full and a half ar the same time. The money for the full was taken straight away but the money for the half was held only, and now is back free in my account. This is common RM practice of course, but I thought they were specific that funds would be taken immediately?
    Both coins say 'In progress' and awaiting dispatch.

    I have literally, just completed a full Gillick set (10), having bought all of them from TSF members in the last 14 days. Six in hand, and four to be posted after the RM strike is over. Cost? Under £3800…Quality..make your own judgement.

    When is our favourite budgie-smuggling skier due back? I would like to ask him about his company's page (article/guide) saying that dealers pay The Royal Mint 3% of spot for gold bullion coins. I am willing to offer him a lot more, so easy profit for him and a great deal for me!!!

    Quite, and the problem I have with it is that pretty much anyone could build the same set very quickly at EF, but the RM sell it as a premium product.  In my view it is not.

    Given that Gillicks were never circulated as currency, I think the majority of them should still be EF at least, if not About Uncirculated.  I don't think I've ever seen a Gillick come up here that wasn't.
