    On my 3 BTLs I’ve managed to lock in 5 year fixed rates before Truss, so I’m good for now. Rents have gone from £500pm for a 2 bed to £850pm, but the tax is ball ache. Really the profit comes upon sale and capital appreciation not the rental income. Paying tax on the Turnover not the profit is the only business in the UK that suffers in, but then it also brings in about £9Billion in tax for HMRC. Less landlords will mean less tax for HMRC, so screwing over the landlords will screw over HMRC/Govt in the same strike.
    I definitely see a housing crisis coming and renters will find it even harder now to save for that deposit. It’s a real shame.
    BTL is my pension fund as is PMs.

    Does anyone else feel a sense of desperation from many owners of the proof sets, to convince themselves/others that these will "do well" in the next few years? That's the overwhelming feeling I get.
    Comparisons are drawn to the Platinum Jubilee 2022 proof sets, when I personally don't see how they're comparable:
    1. Queen Elizabeth II was a very, very popular monarch, worldwide
    2. No-one currently alive will see another platinum jubilee, it may take multiple generations or even hundreds of years
    3. King Charles III's (lack) of popularity, both domestically and worldwide. There just isn't much interest or care towards Charles
    4. The era that Charles III's reign/coins signify. Major UK cities being minority white, UK being overtaken by India in GDP, less than half of UK registering as Christian during 2021 census, general financial collapse of UK.
    IMO proof coins featuring the Queen will continue to do very well. I think the RM will continue to churn out as much c**p as possible from this point, with as many special editions of sovereigns for whatever reason they can, just to maintain their margins and try to cash in on inexperienced collectors.
    I've always said that proof coins are a very risky investment. They're okay if you know what you're getting yourself into, though many clearly don't, or they wouldn't be worrying or trying to convince themselves/others not to cancel.
    If you LOVE the design, LOVE Charles III, then these are a good investment, as you're not going to be selling. If you're worried about resale value in a few years, why exactly are you taking this risk? Who do you expect to be willing to pay even more for your coins than the ludicrous premium RM already charged for these huge mintage coins?

    Thanks mate! I fixed for 10 years at 2.8% ish but that was 4 years ago now, hopefully inflation gets under control and with it interest rates by then. You got a cracking deal  at 2% 🤩 👏

    See pages 54/55 of the recent Budget announcement where they are effectively bailing out your mortgages if you can claim benefits with only a 3 month wait to get the support, not 9 months now. Less repossessions are likely than first imagined. They know values will increase again in the medium-long term.
    The rental system is going to get smashed though with 20% of households renting in the UK and no incentives for private landlords to continue, so more property on the market for FTBs I guess but those who have no deposit or really bad credit could end up homeless if the landlords continue to be vilified.
    A right mess by subsequent Govts from both parties, which I’m guessing will only get worse in 2 years time 😬

    I fixed mine at 2.3 in 2018 I think for 5 years expecting it to rocket, but it went lower.
    Shout out to @MancunianStacker who I had a lovely chat with in 2020
    & assisted me (for free) after - knowlegable man & not woke. 

    He correctly nailed that the interest rates would not go up & I got to the end of my term in perfect time.  
    Im recouping my losses for not having a tracker now. Lovely jubly - im 2% fixed for 10 years.   

    My property was worth £410k last year is ridiculous - stupid valuations, but I could have sold it at that. 
    I bought it at £310 - so there is money in property at the right times.  
    £25K a year is not a silly amount if you can live elsewhere.

    Just injecting some Friday positivity back in this thread to balance out the atmosphere, I'm keeping my order, nothing has changed except for the delivery date, these still are:
    A great design by JC. The very first coin of a new monarch. Part of the, arguably, most popular coin series in the world with the most collectors (i.e. massive demand now and in the future). Different to all other modern series. And, although mintage figures are high, they are still much lower than 1989, 2002 and 2005. If anything, the demand may be higher due to the cancellations.
    I stand by my comment about 100 pages ago, though I enjoy the 360s in this thread. Nothing is 100%, but we are likely seeing the complete collapse of coin market if these fail to appreciate in the short, medium and long term.
    Strong hands guys! Remember to look at the facts and analyse for yourself rather than be swayed by other people's opinions and mood.

    A key date sovereign sets historically have done well but will this set even be considered the main key date  set especially when there will be a coronation set next year,  just being devils advocate here, we all want to think we are buying something that will hopefully appreciate in price but we have seen the car crash of the Gothic and that was the best coin in the range imo.  
     
    Just thinking they have always done well is no guarantee of future success, I like the memorial sovereign and will hold a couple 5 coin sets however I’m sceptical of this key date set more than others I’ve bought due to the self made sabotage of the RM over producing and under delivering which looks like their business model going forward.

    My 10p's worth.....and I know the market for these and being and adult who's waited  a year for coins from the mint and still waiting.   This proof sovereign could be the first special reverse that has not followed the trend of appreciating like all the other special reverse sovereigns.  Is this a  Gothic Crown moment for the proof sovereign, especially if they do another special reverse in 2023  or likely 2 proof sovereigns ?
    Yes I'm totally fed up of having almost 30k of orders in for these only now, only after they have got my money they told me will be early February, but if they don't come until February there is very little runway for these to get hype or interest before the next "new coin" comes out.    Regardless if you keep or flip your coins I do both those flipping coins also drive the market for those holding them and everyone benefits even the "real collector" 
    The Royal Mint never took and held your money for this long this is only a new policy they seamed to have adopted, yes I have a RM credit account but not for the full amount plus I buy off other suppliers.  
    (The Flipper in me)  If the RM are taking my money 3 months in advance to hedge the market my only option is to use their waiting time to also hedge the market against them  and if I can not sell what I've still got on order and or make arrangements to flip then I suppose I can cancel what I don't move.  
    (The collector in me) I personally think the memorial sovereign is one of the nicest looking reverses I've seen and even the Obverse is a fantastic depiction of KCIII and the legend I especially like being very clean compared to other monarchs,  so I'll keep a couple 5 coin sets for the collection knowing that they could not be the desirable set that will appreciate like other special reverse proof sovereigns.
    The Royal Mint are killing the secondary market for collectable proof coins, I'll mention the gothic again......I had the opportunity to sell them in December 2021 for 2.5k profit now in December 2022 they are worthless,  hands up who's loaded up on these Gothihc's and taken a bath? (I know more  a good few of you personality who have) Only the 2oz gold was worth buying if you were invited to buy one.    
    3 months+ to get a new proof sovereign dispatched when only  last year I got mine in a few weeks  not good for anyone and this is before theres more "production issues" and don't for get your returns folks.....If you get these February onwards  and you need to send back and return it could be April 2023 before you have a good set by then it could be game over for them I hope not but the RM are botching  market right up due to their lead time, quality and production issues.

    Awful design on this Rolling Stones coin. Remove the name and it could be any band, awful design imho.
    The Who coin looked class in the 2oz Gold.

    I'm up to  17k worth of cancellations with the RM this evening, so if anyone has missed out keep an up date on the RM website a few items will be back in stock. I've had it with paying up front only for the date being kicked back.   
    I'm happy to pay a 10% deposit upon agreement of a delivery date, then pay 90% the week before they arrive.  But paying all up front for them to keep kicking that date back, are we being used to keep them solvent?

    I'm sorry but for the premium paid, you/we should be guaranteed a perfect coin. Whether from a dealer or direct from source! 
    When an entity ramps up production and starts releasing a new coin every fortnight, then it's common sense that quality will suffer. Now add the fact that premium has been increased, it's nothing short of moronic and will end badly for the mint. Short-term gain will create long-term pain.

    Yes a year for the 1kg silver gothics and they still can not confirm a delivery date.  The mint are taking millions up front for coins they don't have the banks to fulfil the orders.  This is also why I'm bailing out of most of the 2022 memorial sovereigns.
