    Probably programs like can't pay, won't pay. Too many playing the the system of paying for a few months and then nothing.
    My advice for anyone contemplating this, rent your rental property out to the council on a three years term. Slightly less money per month, but guaranteed payment. They are also responsible for everyday maintenance  during  that period.

    @Roy join the club after 20 years I have also just given up on the rental game. The profit is being drained out and nailed down by the Government.

    No, I'm not selling up!
    I was an 'accidental' landlord, I was posted abroad and had a property sitting empty so I thought I might as well rent it out.
    Because I was only playing at it, amateur at best, and being an overseas landlord, made things tricky. If it's done properly, it's still a lucrative business.
    Never rent your house out on a handshake! 
    I'm giving it to an elderly relative who is finding things tough in the current environment, so it still remains 'on the books' so to speak.

    Possibly will be some downtime later today (sometime after 2 hours from now) to update some stuff on the server side and to update to the latest forum software.

    Before this happens TSF will be put into offline mode and a message will show to this effect. We do not expect the forum to be down for that long.

    I often predict and am wrong, luckily the TSF is friendly and the only person who criticises my bad calls is me!
    Good fun to have a guess in times like these!  I note that most people here are don’t do the wild estimations I see elsewhere i.e Gold will be $10,000 by xxxx

    Dont know how they worked them house prices out ...must of been taken from London house prices.. certainly not from up north lol...  The upkeep, times when empty, tenants not paying their rent and tax  can take quite a bit of your rental income... and the time and effort you put into them ..  I would go for gold anyday of the week

    Not taking in to account the amount of times the tenants have not paid, damaged the property, the ever increasing regulation burden, void periods, Your time, nerves and sanity. Over the 52 years you could drop another £50,000 if your lucky but the average experience would drop closer to £100,000. People for get to factor in their time when calculating return. 
    I loved the summary but from 26 years experience I would say there are a lot more cons to the BTL enterprise. Especially now a days.

    I forgot to mention that in the US the FDIC depositor insurance fund has 128BN.   Sounds a lot right?  
    Not really…. commercial banks in the US hold 17.5TN.  So FDIC can’t cover them all, and then some.
    The next weeks are all about confidence…
    I am very happy To hold physical gold at the moment.  
    Barring any new news I think Gold will open comfortably up in GBP

    When it says the government will nationalise this means the Swiss tax payer.  They will be spitting feathers 🙂
    So if this is done the market will be sniffing out the next weakest institution…
    The US won’t nationalise / bail out smaller banks so it’s bail in time (rinse the bond holders)…
    All good for Gold in GBP I suspect.  Hang onto your hats folks!

    Very interesting. Although with buy to let it generates a regular cashflow so I'll continue to do it. But PMs will always be my favourite. Way less hassle than tenants!
