    Flipping hell I am so grateful that I fixed for 10 years at 2% now!! I was lucky my 5 year ran out in 2021!! 
    I wanted to fix it at a lot less in 2020, but not sure the penalties would have been worth it??

    Always interesting debates about future prices:
    Losing any debate can be winning a debate however.
    If you debate with someone about an idea you are very passionate about - and the other person systematically dismantles your points of conviction and disproves all of your assumptions - you are not the loser - you are the winner.

    I broke the above rules, I told my friends, family & colleagues about PMC. I let my enthusiasm get in they way (I should have curbed it).
    Since 2016, I have moved jobs, so I don't need to worry about colleagues, I haven't told anyone in subsequent jobs since leaving that company.
    Regarding friends & family, most thought it was strange, but most have forgotten.
    However, one friend did ask last year, I lied, I said I sold every piece of PM in 2016.
    So, I feel I have redeemed myself and will NOW adhere to rules 1 & 2 from now on.

    I was listening to a podcast about Tutankhamen the other day and one thing really surprised me is that Ancient Egyptians valued "white metal" (silver) more than gold.
    Apparently gold was considered to be the skin of the ancient Egyptian gods, but their bones were thought to be of silver.
    Temple inscriptions suggest that for much of Egypt’s history, silver was valued more highly than gold. However, unlike gold, which is known to have been brought from the Eastern Desert and Nubia, the sources of silver were scarce locally and was imported from far away lands such as Asia Minor.
    Silver was much closer in value to gold in Ancient Egypt compared to other ancient cultures (1:2 instead of the more typical 1:13), and there were periods when it was considered even more valuable.

    I think the rise in the US, before the drop, was just traders testing the market.  Finding out whether bad news is now irrelevant or not.  The rate rise was very much expected, so whether the rise was a reluctant one, (just because they promised to keep raising etc), is actually all that traders care about.  The price is determined by the perceived future, (obviously I know ), but it's worth remembering that it's a future discounting mechanism, hence 3-6 months out, if rates are going to go into reverse, this is what is being assessed.
    I'm reading now that mortgage lenders in the UK are actually lowering their mortgage rates right now.  Didn't see that splashed everywhere yet, but the msm are usually late to any party, and by the time they're hyping a narrative to the masses the change has already happened.  The drop in inflation which I pointed out a while back, was more than expected, and HSBC has now led the way in reducing rates slightly.  This goes against the media narrative of hyperinflation and a mortgage crisis (and everyone running out of money for food etc).  I've had a feeling for a while that the talk has been a bit overblown. 
    This would appear to be the first indication that the squeeze is passing, or at the least evolving.  Whether it will be the same in the US is what really matters to the global price for Silver, but the market gave an appearance of wanting to rise against the backdrop of a rising US rate.  To me, when bad news such as a rising rate can't immediately crush 4% off the price of an industrial commodity, this is an indication that the market is far more balanced than it appears.
    Overall I'm ambivalent on the price for the next few months, and I think it's most likely that a trading range continues to be fought over for a while before any stellar rise takes hold. I might have to sell some of my stack in the coming weeks to fund another project, and it would certainly be nice to see a return to May's prices before that, but I'm not holding my breath.

    You and me both mate, I was in a job that paid well but was sole crushing, so had a game plan to get out ASAP so chucked all the cash at the mortgage and the debt, that was cleared the mortgage by 38 and all debt by 39. Funny thing is while I was driving  down debt I did away with a few holidays and cars and once I paid the debt  off and had a huge monthly disposable income I did not want a flash  car or the holidays even though I could afford them. 
    You soon realise most of the things you buy is just there to make you poor, designer clothes, cars, etc.   Even worse you use credit to buy S hit that deprecates to nothing as soon as you buy it.   This is not by chance it's by design.

    15-odd years ago I made a spreadsheet with what I was paying every month that was pure interest.
    Every card, every loan, mortgage, the lot.
    It was a rude awakening, I had gradually settled into a situation where half of my outgoings were interest payments to various lenders. I was working for them, keeping the parasites alive.
    I started obsessively overpaying starting from the highest interest and going downwards.
    Seven years later this figure reached zero, and will stay there for the rest of my life.
    Never again.

    Looking for a sounding board, our 5-year fixed expires in Q1, 2024.
    Currently we have a 15-year term.  I'm making monthly overpayments which I increase annually, this is enough to offset the rate hikes.  We also have funds which could nearly half the outstanding...
    Options:
    1) Pay down lump sum and reduce term to 10 years, reducing our min monthly repayments.  Sign up to a 5-year fixed but keep overpayment plan at current rate so clear within ~5 years.
    2) Same as above but sign up to a 10-year fixed (lower rate), cleared in under 5 years though need to confirm no penalties.
    3) Switch to an offset keeping 15-year term and savings available (if needed) until enough to pay down and clear mortgage in ~7 years.
     
    Option 2 is the quickest route to getting rid of the noose but I'm curious about option 3, funds remain available (if needed) until we clear down in one hit.
     
     
     
    Before you say it, yes I could offload the stack also but prefer to keep this for the kids or a VERY rainy day fund...

    Thought you guys might appreciate this little bit of history from the past.  Im enjoying a couple of pints in my local CIU club after work and there's Ray in an old chap who is nearly 90 i know is due to move this week over into the local sheltered accommodation close by.  He is in having his usual couple of daily pints & a natter and I say "Hi" as normal, and i notice a yellowed newspaper in front of him and his little clic of folk
    I ask if i can take a look. He says, its what they found under the carpets of his house while moving his stuff out, and its a paper of the Daily Mirror from the second day of the War September 4th 1939
    Glancing through it and i find an interesting bit on what happened with gold that day and some of the other financial related things that occurred that day

    Well i sold 21 sovs this morn. Thats why golds up this afternoon!
    Went to Atkinsons new place. Very impressive, discreet, good price, very secure and parking directly out the front. Only deal with bullion, looks like a standard commercial unit from the outside but high tech security inside. 2% over spot. £10 difference per sov in what they we’re buying vs selling which isnt a bad spread.
    One thing I’ve learned stacking over the years is when it’s time to buy BUY when it’s time to sell SELL. The gold i sold was up around 50% on what i paid for it and it has served me very well. I look forward to replacing it asap - hopefully at a similar price but as always when i can buy it i will! If it’s more so be it, that golds time will also come.

    It’s why China insists on it being melted and re-assayed before being sent to them to be melted down into Kilo bars etc.
    Ive never bought a bar of gold 😬 just for this reasons
