I actually don't know the correct use, my English was really awful up until the last few years, I only learned how to use there, their, they're correctly at about 25 lol. 

When does it is become 's instead of just s?

If you be kind enough to use some examples and explain the proper usage that would be great

"Steves helped me" is not good English. The correct English is 'Steve helped me.'

Helped is the past tense of the verb to help. So helped is a verb. You cannot possess a verb, you can possess an object. 

So we have Steve's help - the help is an object.

Steve has helped me  (without specific reference to a specific time in the past) can be reduced to

Steve's helped me in spoken and written modern English.

 

e.g. Steve helped me yesterday  (yesterday is a specific point in the past - yesterday)

 

but we cannot say

Steve has (Steve's) helped me yesterday (I know that some spoken dialects do actually say this but in general written and spoken usage it is considered to be wrong)

 

We can say

Steve has (Steve's) helped me.

which does not have any reference to a specific moment in the past. At some  unknown time in the past, Steve helped me.

 

We can also use the present perfect to refer to something that has recently happened and the effects of which are still being felt.

 

e.g. "What happened ?"

Steve has (Steve's) missed the bus ! He's going to be late for work.

If you have a plural (more than 1) word, which requires an apostrophe,

 

The land of/belonging to the girls (more than one girl)

 

you simply add the apostrophe to the plural ending "s" making "s'"

 

So, we get, The girls' land.

 

If we are only talking about one girl i.e

the land of/belonging to the/a girl

 

Then we simply add the regular 's as usual

 

The girl's land

 

To sum up

The girl's land vs the girls' land

The girl's land - how many girls are owners of the land ? Answer = 1 girl

The girls' land - how many girls are the owners of the land ? Answer = we don't know but it is certainly more than 1 girl

Back to the subject:

One Sovereign, a gathering of Sovereigns.

One Britannia, a crowd of Britannias.

One Panda, a band of Pandas. Assuming they are closer to the size of a gorilla than that of a monkey, in which case it would be a barrel, cartload, tribe, troop, or troupe.

I shall not be out-pedanted  - is that a word? It is now! :P
