  13. Gave my daughters couple of sovs for their 18th one sold hers recently on 2 occasions sold to local shop Spot on the money👌some others where awful quotes. Recently tried to sell a 1oz coin of my own locally best offers £1200 ☹️ had last laugh with heads up from some posters on here got a great deal from a chap in Germany we where both happy 😃 winner winner.

Billions of dollars of debt will fall due this year on hundreds of big US office buildings that their owners are likely to struggle to refinance at current interest rates. There are $117bn of commercial mortgages tied to offices which either need to be repaid or refinanced in 2024, according to data from the Mortgage Bankers Association. Many of those were taken out a decade ago in an era when interest rates were far lower. Since then, commercial mortgage rates have nearly doubled, while the performance of many buildings has sunk, raising the prospect of billions of dollars of losses for investors. “It’s going to be a problem to get some of these refinancings done,” said John Duncan, who heads the real estate finance practice at law firm Polsinelli. “We’re seeing deals where even sophisticated borrowers are calling it a day and asking their lenders whether they would like to take the keys.” Unlike US home loans, commercial mortgages are almost entirely interest- only. That means developers of large properties tend to have low monthly payments, but face a balloon payment equal to the original loan the day the mortgage comes due. The expected losses at this point are on a much smaller scale than during the 2008 housing crisis. But soured loans could cause billions in losses for investors, wipe out some property developers — such as the unravelling of Austrian property owner Signa — and lead to forced sales in the already struggling office market. In December, Signa’s insolvency administrator put the company’s ownership of half of NewYork’s Chrysler Building up for sale in order to raise urgently needed cash.

  21. Some impressive sovereign stacks, this is my first sovereign 18th birthday present. Very rarely off my finger now in my 50s (30 years + of wear and tear) if it was removed from its ring band it’s probably what may be classed as a dog coin? however it’s priceless to me 👌

  23. Good morning all, just looking for some advice for best way of sending & receiving gold coin? Been here about 3 years now always a great source of info. Think I recall a dedicated section somewhere on the topic? If somebody could kindly direct me there. I am looking to send 1oz coin and maybe be receiving 5 sovereigns in the other direction depending on quality of coin. turns out the coin is more sought after than I initially thought thanks to heads up from feedback here. 👍 Will be posting the coin to Germany and my return address is in channel isles. Think I will be liable for GST on receiving my coins? Annoying if so as we are basically doing some swaps. That’s something I will need to look into. thanks again all. Onwards and upwards 👍
